Got home tonight and had a letter from the mortgage people with a copy of our mortgage. After looking through it it turns out that the first payment is going to be £1400 :( have to pay double on the first payment after completion.
The nice mortgage adviser never mentioned it to us :(
oh no :( Do you have savings you can use or have you been wiped out with the purchase?
(I know it's not the point but at least if you can pay it you won't get any hassle from them)
Luckily we can't move in till about June so won't have to pay till at least July 1st, just means we are going to avoid buying anything else for the house now. The main problem is that we still have to pay for the house to have flooring put in as there will be no carpets in :( 1st quote was over £3000 :(
that's a barsteward :( Can you shop around? We carpeted our house for around 500 quid, just a nice plain, medium pile decent enough carpet, nothing special. Then as we got some cash together we did each room properly and replaced the carpet over a few years (we still have it on the stairs and in the hall 5 or so years later and it still looks good ;D) It's a fairly good short-term solution if you don't mind the initial outlay and prefer that to having bare floors while you wait. Obviously depends on the size of your home though.
Edit: Just read it properly about your flooring.. you having wood or laminate?

Bah that sucks :( At least you have some time to get it sorted.
I have to agree with Tracy, that is prob the best thing to do as it will give you time to change it when you are ready if you can't afford it right now.
still a good Idea Kitten, I think that would be the best thing and that way you can decorate the rooms and change flooring when you like :)
We wanted laminate in the living room and dining room, lino in the kitchen (black and white squares), main bathroom and en-suite, then carpet in the 3 bedrooms, hallway and the 2 sets of stairs - damn 3 floored house. Luckily we may have found someone to do it cheaply, I get on really well with the cleaner at work and after telling her how much we were wuoted, she told me her dad is a carpet fitter :D, just haven't got round to ringing him yet.
We also need a sofa (good old DFS and their 365 day sales and 4 years interest free credit), washing machine and fridge/freezer. Everything after that can wait.
Welcome to the world of owning a house :D ....along with all the pitfalls :( ;D
I'd be having a chat with your mortgage broker/lender about not mentioning that double payment. They probably can't do anything about it but it's still worth letting them know you're not happy and it might make sure it gets mentioned to others in the future.

And me, I thought a double payment was standard practice depending where your first payment date landed, but they should have mentioned that anyway.
I don't remember having a double payment, but then it was a long time ago.

Me either. But that first month is just one long blur of outgoings so I may have just forgotten.
My tip for a new house is to paint everything as soon as you can. Walls, ceilings, windows, skirtings. Everything.

Not allowed to paint, it's a brand new house. Although we have hopefully managed to get them to paint the kitchen and dining room white instead of magnolia.

I thought getting charged more for your first payment was pretty standard practice too. We moved in on 17th Nov, so on 1st Dec they charged us for the following month plus the 13 days of the previous month that we'd been in the house.

If I've googled it correctly, then no. We own the house, David Wilson Homes just paid the deposit for us, we paid the rest.
Thankfully DFS do interst free credit on their range, so have just bought a new 4 seater electrically reclining sofa :D

I know the man for Wooden floors mate, He is Superb at his job works like a donkey & is Very reasonable with prices.
It's my Long time mate Jay who lives in France but he comes over here periodically to do work, Sort of clumps together a batch then comes over & missions it all. In your case with Advanced dates to plan around he would be perfect. Obviously he sources All materials as well making better savings all round. Does a Great job an all.
Always let me know on jobs that cost money mate as if I don't know a man then i know a man who knows a man. ;D

Can I ask a stupid question because i've never bought a house, if you own it, why the chuff arent you allowed to paint it/have it painted in the colours you want? :)

Regardless of whether it's leasehold/freehold I have to echo Knips and enquire why you aren't allowed to paint it...?
Heck, me and Mrs Dym are only renting our place but I'm pretty sure that if Mrs Dym wanted to change the colour of the walls then our landlord would be ok with her getting a paintbrush out (I don't do decorating :p)...
with new houses they tell you not to paint it for a few months so everything can settle, stupid really as they paint some of it.
Can't put shelves up for like 6months, unless its different there but here you get told that here.
My friend got given a brand new house and the ceiling fell down in the kitchen :/ she said there was no reason for it to fall either it just fell and scared the crap out of her lol thank god her and her daughter wasn't in there though.
Something to do with the warranty I think.

As Lom says, because it's a brand new house they reccomend that you do not paint, wallpaper or any major work until it has settled in. As soon as we can, the walls will be re-painted a decent colour. Heck, there is even a guide in the info pack about heating the house so we don't wreck the walls. It's not too much of a problem anyway, with one thing or another painting is the last thing we are worrying about.

Just asked my old man, it's to do with damp, we'll have to be putting the heating on and opening the windows to dry it out, after 6 months we can do what we want.
Also, just found out, we are allowed to look in the house ext weekend to see how it is going :D only around 6-8 weeks left till we can move in :D
Makes good sense, and if it's not damp, it'll probably be dusty. If you don't have an air purifier yourself, it may be worth asking around if anyone you know has one.
They have something similar in NA - or so I've been told. You can't do anything - not even carpet, the basement for 2 years in case it leaks or anything.
Hope you don't have to have the heating on too much, we're heading for a beautiful summer! Optimism :)
