Like I said Will, I think you've got it about right. You shouldn't be out of pocket and reduced rent is pretty fair.

Well they're ripping the ceiling down now - I won't be doing the clearing up now!

I wanted to get my stuff out of there as quickly as possible.

That looks familiar!

We had something similar happen in my mums house, but fortunately for us both rooms were relatively empty at the time!

Glad it's getting sorted pretty pronto! ours looked like your photos (the ceiling, not the disaster zone below ) for ages. I ended up ripping half of it down myself, and as you say - heavy!

I might be wrong, but I think you should be claiming on her buildings insurance not your contents insurance, It's part of the building that has caused the problem.

Funniest thing about that is that I thought that and dismissed it, thinking, Ah, it's Dym, he's a bit odd anyway (in a good way!), he probably meant fruity
