Got home tonight and had a letter from the mortgage people with a copy of our mortgage. After looking through it it turns out that the first payment is going to be £1400 have to pay double on the first payment after completion.
The nice mortgage adviser never mentioned it to us |

oh no Do you have savings you can use or have you been wiped out with the purchase?
(I know it's not the point but at least if you can pay it you won't get any hassle from them)

Luckily we can't move in till about June so won't have to pay till at least July 1st, just means we are going to avoid buying anything else for the house now. The main problem is that we still have to pay for the house to have flooring put in as there will be no carpets in 1st quote was over £3000

that's a barsteward Can you shop around? We carpeted our house for around 500 quid, just a nice plain, medium pile decent enough carpet, nothing special. Then as we got some cash together we did each room properly and replaced the carpet over a few years (we still have it on the stairs and in the hall 5 or so years later and it still looks good ) It's a fairly good short-term solution if you don't mind the initial outlay and prefer that to having bare floors while you wait. Obviously depends on the size of your home though.
Edit: Just read it properly about your flooring.. you having wood or laminate?

Bah that sucks At least you have some time to get it sorted.
I have to agree with Tracy, that is prob the best thing to do as it will give you time to change it when you are ready if you can't afford it right now. |

We wanted laminate in the living room and dining room, lino in the kitchen (black and white squares), main bathroom and en-suite, then carpet in the 3 bedrooms, hallway and the 2 sets of stairs - damn 3 floored house. Luckily we may have found someone to do it cheaply, I get on really well with the cleaner at work and after telling her how much we were wuoted, she told me her dad is a carpet fitter , just haven't got round to ringing him yet.
We also need a sofa (good old DFS and their 365 day sales and 4 years interest free credit), washing machine and fridge/freezer. Everything after that can wait. |

I'd be having a chat with your mortgage broker/lender about not mentioning that double payment. They probably can't do anything about it but it's still worth letting them know you're not happy and it might make sure it gets mentioned to others in the future.

I would echo that - it sounds like incompetence at the very least. You might also ask (in passing) whether they are associated with any professional body, it can't do any harm.

And me, I thought a double payment was standard practice depending where your first payment date landed, but they should have mentioned that anyway.
